Real Estate Mythology 101

Myth # 2: Buyers don't feel comfortable dealing directly with the homeseller.

Reality: Most buyers prefer meeting the homeowners directly -- especially when it comes time to make an offer.


Why? 1. They can present their offer in the best light possible, and react quickly to a seller's resistance to a particular aspect of their offer (eg. the requested closing date), thereby improving the chances that the offer will be accepted. This is particularly important when several parties are interested in the property.

 
2. They can get immediate answers to questions concerning the property -- often not possible when looking at properties with an agent. The homeowner knows the property best, and can supply detailed information about property, land dimensions, the town, neighborhood (and neighbors), as well as the school system.

 
3. Negotiations are much friendlier when conducted face-to-face, and buyer and seller often end up feeling like friends by the time of the closing. It's a win-win situation for both parties.

Many things have changed in recent years in real estate, including the introduction of for-sale-by-owner publications and helpful Internet sites, that make it easier for private sale homesellers and buyers to come together. So before you accept something as the truth, look into it a little further. It might just be a myth!
