Picket Fence sellers have enjoyed a relatively high asking price to sales price ratio over the 24 years we've been keeping records and 2016 was no exception. Champlain Valley sellers reporting receiving 98% of asking price, Northern & Central VT averaged 97.4% and Southern VT & NH sellers averaged 96.6% of their asking price. Almost half of our sellers received 100% or more of their asking prices in 2016!

Methodology
How the data were collected:   Customers voluntarily notify Picket Fence Preview either by phone, online or in-person when they sell. We keep a log of all Picket Fence sales throughout the year, and compare this against all PFP advertisers that did NOT sell by year's end. ALL types of properties are considered in these statistics, including Land parcels, Commercial and Camp properties.

Three months advertising period: We determine this across ad types: magazine, internet only or any combination of both. Advertising three months in 2016, with no more than a one month break in advertising, would count as 'advertising at least 3 months.' Finally, only sales attributed to Picket Fence Preview advertising, yard signs or word-of-mouth are counted.
