How the data are collected: Customers voluntarily notify Picket Fence Preview either by phone, online or in-person when they sell. We keep a log of all Picket Fence sales throughout the year, and compare this against all PFP advertisers that did NOT sell by year's end. ALL types of properties are considered in these statistics, including Land parcels, Commercial and Camp properties. Finally, only sales attributed to Picket Fence Preview advertising, yard signs or word-of-mouth are counted.

TIME ON THE MARKET

CHAMPLAIN VALLEY: In the Champlain Valley (Chittenden, Addison, Grand Isle and Franklin counties), the average time on the market was 48 days for Picket Fence Preview 2015 sales. 

NORTHERN & CENTRAL VERMONT: In Northern / Central Vermont (Washington, Lamoille, Orleans, Essex, Caledonia & Orange counties), the average time on the market before receiving an offerwas 70 days.

SOUTHERN VT AND NH: Southern VT (Rutland, Bennington, Windham & Windsor counties) and Upper Valley NH  (Grafton, Sullivan & Cheshire counties), averaged 72 days Time on the market in 2015.

Range: The shortest time on the market was 1 day; the longest 405 days.

SUCCESS RATE

Champlain Valley: Overall, 58% of all 2015 Champlain Valley 2015 advertisers were Under Contract or Sold by year's end, regardless of how long they advertised.  However, those that advertised at least 3 months had a 74.3% success rate!

Northern & Central VT: 51% overall of Picket Fence  advertisers in this region had a buyer by year's end, yet 69% of those giving it 3 months or more,  were celebrating their sales by New Year's Eve!

Southern VT & Upper Valley NH: This region experienced exactly the same sales success rate as Northern / Central VT:  51% overall, and 69% for those advertising at least 3 months!
Note: 3 months was chosen as a time marker because that is typically the minimum listing agreement timeperiod among real estate agents.

Price Range

As is typical, a wide range of types of properties and price ranges sold in 2015. The average price of property sold through Picket Fence was about $299,700+. The range of property sold in Picket Fence in 2015 was from $44,900 to $1,275,000.

Asking Price to Sales Price Ratio

Picket Fence sellers have enjoyed a relatively high asking price to sales price ration over the 23 years we've been keeping records and 2015 was no exception. Champlain Valley sellers reporting receiving 98.2% of asking price, Northern & Central VT 97.6% and Southern VT & NH sellers receiving 96% of asking price.

Additionally, there are a number of builders who advertise throughout the year that sell multiple homes from just one ad that are only counted as one sale.
